A stable currency, a transparent legal system, a genuinely restricted supply of new second homes, and year-round demand from both winter and summer visitors combine to make Swiss property one of Europe’s more resilient asset classes. How Much Does Luxury Property in Switzerland Cost?

Swiss prime property is priced by the square metre, and the spread between resorts is wide. The table below gives indicative averages for the upper end of each market. Individual properties vary considerably with altitude, aspect, ski access and build quality.

A south-facing new-build chalet with direct piste access will sit well above the figures shown; a traditional apartment in the village will sit below it.

Switzerland’s appeal as a property market is built on stability rather than yield. The Swiss franc is among the world’s most reliable currencies, the legal system is transparent, the land registry title is secure, and the market has held up through successive global downturns. For buyers whose priority is preserving capital rather than maximising return, that combination is the whole proposition.

The Second Homes Act blocks most new second-home construction in established resorts, and Lex Koller caps the number of holiday homes that can be sold to non-resident foreign buyers at roughly 1,500 per year nationwide. Demand is not similarly constrained.

Buyers should budget beyond the purchase price. Notary fees, land registry fees and property transfer taxes vary by canton and often total between 1.5% and 3%. Mortgage arrangement fees, annual property tax, and (for foreign-owned holiday homes) the deemed rental value income tax charge all apply on top. Yes. Lex Koller restricts purchases by buyers who are not residents of Switzerland. EU and EFTA nationals resident in Switzerland are treated in the same way as Swiss citizens and can buy freely, and non-EU nationals holding a valid residence permit can buy a primary residence.

Non-resident buyers can be granted authorisation for a holiday home in a designated tourist area, subject to cantonal quotas and limits on floor area and plot size. Residential property bought purely to let is generally not available to non-residents. Restrictions do not apply to commercial property.

Some lenders will not finance holiday homes for non-residents at all. Arrange financing in principle before you make an offer, as it affects both your budget and your credibility with vendors.
Most purchases are completed within eight to sixteen weeks from the signed reservation to land register entry. Where Lex Koller authorisation is required, allow up to four months, as the cantonal authority’s review adds two to four weeks on top of the standard conveyancing timetable.
